The purpose of the first hearing is consider an application from Bruce Leonard, 1220 S St. Rt. 53, Fremont, Ohio. Variance request for Manufactured Home, which currently on the property; that he should be permitted to place it where his current home is located .
This manufactured home does not meet zoning standards as cited in the Ohio Revised Code, Charter 3781; section 3681.06, paragraph 5, sentence (b) the structure, excluding addition, has a width of at least twenty-two feet at one point, and a total living area, excluding garages, porches, or attachments, of at least nine hundred square feet. Mr. Leonard’s manufactured
home is 15 feet wide and is only 812 square feet.
The purpose of the second hearing is consider an application from Joe Walby (owner of the property) 1314 Buckeye St., Fremont, Ohio also known KYODY RENTALS LLC. Variance request to construct a 42 ft. x 80 ft. building on his lot, which would increase the area of buildings to 35% coverage.
The building does not meet zoning standards as cited in the Ohio Revised Code, Chapter 410 in the Resolution, Maximum Percent of lot Coverage is 25% in R-1 district. After each public hearing, the Board of Zoning Appeals, within a reasonable time, shall either
approve with conditions or disapprove the request for a variance. Any appeals from a decision of the Board of Zoning Appeals shall be made to the Court of Common Pleas.
